June’s Midas Story – First Home And Investment, Which One Comes First?
Hi, my name is June Pu, I am a Midas Property Strategist. I am so excited to share my Midas story with you. A few years ago, I was a young professional looking to buy my first home. At that time I was working in the city and living 18km away from work. I quite like the suburb, but the housing price was over my budget. The dilemma was I had to look a bit further to suit my budget and borrowing capacity, but it was not practical for me to live too far from work. After searching for a few months, I got overwhelmed and didn’t know what to look at anymore.
And then a friend invited me to a Midas workshop, where I learned about the benefits of property investment. The idea of rent-vesting was eye opening, and I knew it would solve my problem. After several consultations with Midas team, I have set up a clear goal and I have been sticking with the investment plan and have added 2 properties in my portfolio in 1 year.
Choosing the right type of properties in my portfolio makes a big difference in the outcome, because different property types have different advantages. Here are the two properties in my portfolio:
Property 1: Brand new two-bedroom apartment in Brisbane southern suburb Annerley. I live in the apartment for the first year and claimed $20,000 First Home Buyer Grant. As the purchase price was under $500,000, the stamp duty of approx. $10,000 was exempted. Currently the same type of apartments in the complex has achieved around 5% rental yield. In general, the rental yield of apartments is relatively higher, and the advantage of apartments is that it can bring more cash flow to the portfolio.
Property 2: Brand new four-bedroom house in Brisbane western suburb Ellen Grove. Due to Midas’ long-term relationship with the developer, Midas team has gained exclusive access to the project’s internal sale before the official launch. Therefore, I had the opportunity to purchase this unique upgraded display house. As the developer has signed a 12-month lease with me even before building commencement, I don’t need to worry about vacancy rate at all. Currently the rent is $480/week and the rental yield is 5%. In general, the land value of a house increases much faster than the other types of properties.
